Checked over heat pump system as a gratis. Maintenance completed in November 2021. Filter is clean. Thermostat is operating properly. Outdoor unit is operating properly. Amperage readings are within manufacturer specifications. The supply air temperature is at 121.3 which is well within range for a heat pump system. The system may be working harder than it did when it was new. Electric heat kit is working, 15K, 20 amps per bank. All ductwork is attached properly and sealed. No mechanical issues are present at this time. I explained everything with the homeowner. Homeowner understands that heat pump systems do work harder than a natural gas system. The original issues was system running constantly, however it will run to maintain the desired setpoint.

Came out today to replace filter for attic system as well as wash mini split filters for the basement and the chapel. Performed visual inspection of each unit and asked customer if any System is having issues. No issues reported at this time. Confirmed boiler is at proper water pressure and the circulator pumps have the proper amount of oil for normal operation. All systems are operating properly at this time. No charge due to commercial agreement.

Performed preventative maintenance for gas furnace, customer replaced the standard air filter. Inspected all the electrical components. Confirmed proper high and low voltages. Tested the amp draw from the blower and inducer. Both are operating properly within the manufacturer specs. Cleaned the burners, flame sensor and burner compartment. Performed a combustion analysis on the furnace. System is operating at 82.6% efficiency with a CO level of 18ppm. System had a temperature rise of 56°. Customer also replaced the #35 water panel for a power humidifier. System is operating properly at this time. Customer thinks the humidifier may not be reading humidity properly. Used a pychrometer to test and it and looked to be ok. Give us a call if problem comes up. Currently it's not dry out so it may not run much till it gets colder.

Replaced #30 boiler expansion tank. Replaced boiler relief valve. Replaced automatic water fill with automatic water fill valve with backflow preventer. Bled all air from system. Tested and cycled boiler, boiler is operating properly at this time.

Performed preventative maintenance on Goodman Heat Pump. Customer stated she had just put a air filter, however, I gave her an extra filter for her to change it again. Inspected Heat Pump system and verified that everything is working in brand new condition. Customer has rescheduled a call back as her boiler in the basement is leaking from her relief valve. Return visit will be next week to repair the system. Heat pump system is working properly and ready for the season!

Customer called for mini split system that is not operating. The indoor unit is only blowing room temperature air. Upon inspection I found that the system had an error code for a locked condenser fan motor. We will need to get a price on the part from Daikin and follow up with pricing for repair to customer. Customer would like to have it fixed as soon as possible due to this unit heats Curt's mothers side and she has a sit in nurse. The error code present in the system was E7- outdoor fan motor lock. I witnessed everything start up as normal but but would lock out as soon as the fan wouldn't come on. Once we have a price from manufacturer we will call to give a quote for repair. Customer chose not to have the other unit serviced at this time due to it operating properly.

Came out today for a system that would not ignite. Upon inspection I found that there was a blink code indicating that a high limit switch was open. After testing all the switches I found the open switch. I tried to reset it but it refused to reset. I installed a new limit switch and the system started right up. I let the system run for awhile and the system stayed on. This is a York furnace located in the attic. Model #p3hua12n06401b, serial #(s)emgm470800.

Performed preventative maintenance for a Lennox heat pump. I observed the system starting normally. Supply temp is 120. Observed the system shut down when it reached the desired temperature. All electrical components are intact and operating properly. Heat coils are in good condition. Blower wheel is clean, evaporator coil's are clean. Amp draw for the blower motor is within normal range. Condenser coil's are clean. Amp draws for the condenser are 7.2 for the compressor and .8 for the fan. The refrigerant pressures are within normal range. Replaced the air filter 20x25x5. The system is operating properly at this time.

Performed preventative maintenance for a york furnace (system #1 upstairs). Upon arrival I set the thermostat to call for heat. The igniter was lighting but the burners would not light. I disconnect the power. Pulled the burners out, cleaned them and the burner box. I reconnected everything, turned the power back on and called for heat. The system started with no problems. I took a combustion analysis test and got the following readings, o2 is at 10%, co is at 7ppm and the system is operating at 80% efficiency. I observed the system shutting down normally. Removed and cleaned carbon off of the flame sensor. Checked all electrical components needed for heating. The homeowner stated that she will replace the air filter herself. The air filter is a merv10 space guard filter. The system is operating properly at this time. The home has 2 furnace systems and both are 34 years old. Due to the age of the systems I recommend upgrading both systems. See photos for reference. Homeowner only wante

Left recommendations with the homeowner in regards to updating expansion tank and automatic fill with backflow preventer to ensure safe and reliable operation. Preseason tune up n Ruud gas furnace. 20x25x1 filter changed. Flame sensor cleaning/adjustment, combustion analysis CO PPM 8. Burners clean and all components working properly. Fiberglass/spun air filter has a lot of build-up. This can contribute to sore throat, sneezing/coughing systems while running the heat. Left recommendations for better indoor air quality (IAQ). Otherwise system is operating properly and ready for the season.

Performed heating maintenance on furnace. Changed customer supplied 16x25x4 merv 11 filter. Cleaned flame sensing rod and burner compartment. Furnace is only 3 years old. Tested and cycled furnace, furnace is operating properly at this time. I recommend replacement of 40 gallon gas short water heater. Existing leak on water pipes has dripped on water heater over a long period of time and is rusting out top of water heater to the point where the could potentially start to leak at any time.

Performed preventative maintenance for a Lennox heat pump. Observed the system starting normally. Blower amp draw is 3.8. Evaporator coil's are clean. The blower is clean. Heat coils are in good condition. Homeowner recently replaced the air filter. Drain line is clean and clear . Condensate pump is operating properly. Checked all electrical components needed for heating. Condenser coil's are clean. Amp draws are 7.2 for the compressor and .6 for the fan. Refrigerant pressures are within normal range. The system is operating properly at this time.

Completed start up on the existing boiler system. Added water to the system. Verified flue is open and drafting properly. Verified all zones working and getting heat. System is operable and ready for the season. Note-Proposal for new equipment has been approved. We currently are looking at an install date for Spring 2022. Adapted to high voltage added a new switch and outlet, new drain with condensate pump with new vynl ran, reused copper lineset and low voltage. Reused thermostat. Performed preventative maintenance for one pipe boiler system. Inspected all the electrical components. Boiler had standing water pressure at 15psi. Cleaned the burners and burner pan. Inspected for any water or gas leaks. Systems contains an auto fill with back flow preventer to maintain water pressure and a spirovent for air removal. Expansion tank is in good shape with no water penetration. When system is heated it’s high limit reaches 180° as designed. Performed a combustion analysis on the boiler. System is operating at 83.8% efficiency with a CO level of 10ppm. System is operating properly at this time. Customer just had a question about the sump and no service was actually performed on it.

Performed preventative maintenance for single zone boiler in a commercial setting. Oiled the B&G circulator pumps. Water pressure was low at 5psi. Adjusted the auto fill to fix the set water pressure. Cold water pressure set to 17psi. Water temperature is set to 180° with a pressure rise to 24psi. Shut down the attic air conditioning system per sister. Sister was concerned about the evaporator debris for mini split. Attached will be an estimate to clean it really thorough due to year round operation. Boiler is operating properly at this time. Commercial agreement.

Came out today for a system that was leaking water. I inspected the drain pan, drain line and condensate pump and they are all operating properly. I connected my gauges and noticed that the system was low on refrigerant 410-a refrigerant. The superheat is 55 and the subcool is at .7. I added 3lbs of 410-a and a super seal stick. The super heat is now 22 and the subcool is nowadays 7 with a temperature split of 19. The amp draws are 12.2 for the compressor and .6 for the fan. The homeowner also wanted to perform preventative maintenance for the furnace. Performed preventative maintenance for a Coleman furnace. Observed the system starting normally. Performed a combustion analysis test and got the following readings, o2 is at 14.1%, co is 10ppm and the system is operating at 81.2% efficiency. Vacuumed out the burners and burner box. Cleaned any built up carbon off of the flame sensor. The system is operating properly at this time.

Tested the amp draw from the blower, compressor, inducer and fan motor. All are operating within the manufacturer spec. Inspected the drain piping and condensate pump operation. Made sure drain piping was clear. Tested the temperature split between the supply and return. System is operating with a 19° temperature differential. Cleaned the burners, flame sensor and burner box. Made sure inducer port was clear Inspected the gas piping for leaks and updated gas shut off. Performed a combustion analysis on the furnace. System is operating at 83% efficiency with a CO level of 28ppm. Furnace and evaporator were replaced in 1/2015. Condenser is older running on the R22 refrigerant platform. System is operating properly at this time. Recommend regular preventative maintenance to keep system at peak operating condition.
