Found bad compressor again. Wiring harness burnt. Low amperage draw of 6 amps from compressor. Verified system fully charged with 410a refrigerant and verified correct line voltage at 242.1, will need to contact Joe Lizzio on the next step since this is the 3rd compressor failure. Performed preventative maintenance for air conditioning system. Replaced the Merv 11 air filter supplied by customer since this blower motor has been replaced many times. Inspected all the electrical components confirmed proper high and low voltages. Tested them amp draw for the blower, compressor and fan motor. All were operating within the manufacturer specs. Tested the temperature split between the supply and return. System was operating at a 19° differential on a 64° day. Made sure blower motor was ok being that it has been replaced multiple times. Inspected the drain piping and condensate pump. Drain is clear and pump is fairly new. System is operating properly at this time.

Double “ac issue call” for a Lennox attic air handler and condenser only style system and a conventional style Lennox system. 1.Homeowner advised 2nd floor attic unit not working. Found failed capacitor and failed HP sensor. Replaced both parts on site with Lennox OEM HP sensor and stock 40/5MFD dual capacitor. Verified proper refrigerant pressures, cleared drains and pump. Homeowner advised that he changed the 25x25x1 filter located in a ceiling grille last night. Completed all other points of a maintenance service. System is operating properly and ready for the season. 2.Homeowner advised that the first floor system was blowing air the other day, however once I put gauges on the unit I found it was low on refrigerant. I advised the homeowner that easy seal and approximately 3lbs of refrigerant was needed to achieve the proper charge. Also advised homeowner that the 45/5 MFD capacitor was leaking oil and would need to be changed as well.

Temperature split is at 16° with a supply air temp of 54°. This unit has the correct refrigerant charge. Compressor- Condenser fan motor- . Both of these readings are within the amperage rating for this unit. System is operating properly at this time and is ready for the season.

Performed preventative maintenance for a high efficiency Goodman system. The system is 23 years old and has not been maintained properly. The system should be upgraded. The evaporator coil’s do not have a removable access panel. Since the coil is in cased I tested the drain line and condensate pump with several bottles of water at the clean out T. Replaced the air filter size 16x20x1. Checked all electrical components needed for air conditioning to ensure that they are secure and in good condition. I observed the system starting normally. The temperature split is at a 20. The condenser coils are clean and in fair condition. The amp draws for the condenser are within normal range. The system is operating properly at this time however there may be issues with the system in the future due to the age of the system.

Checked out server room at Manor College for a report of unit not keeping up. On arrival temperature was 79 degrees. Adjusted fan speed to low, as it was set to high. Advised Peter to close up the open ceiling tiles in the room. Took a “Delta T” reading from the unit. The supply air was 51 degrees and the return air was 79. Any readings between 25-30 are sufficient per the manufacturer. Rob the VRF specialist was contacted by myself, and he will send me the reports once he pulls them up. At this point we don’t need to follow up. Note-Rob followed up before leaving the College and advised the reports show no signs of system undercharge or any issues. No issues were present today.

Checked all electrical components needed for air conditioning to ensure that they are secure and in good condition. I observed the system starting normally. The blower motor amp draw is within normal range. The temperature split is at a 19°. The condenser coil’s are clean and in good condition. The condenser amp draws are .32 for the fan and 4.1 for the compressor. The refrigerant pressures are 93/185. These are normal readings for r-22 refrigerant with an ambient temperature of 42°. The system is operating properly at this time and is ready for the air conditioning season. No Charge MA.

Performed preventative maintenance on the PTAC unit (living room) that was installed by Chud in 2018 and one that was installed 2021 (master bedroom). The units have washable filters which were cleaned on site. Filters were in ok shape. We do recommend cleaning them every 30-90 days to keep the system running in optimal condition. Inspected evaporator coil and hit a few spots with a no rinse coil cleaner for the living room unit. Cleaned external plastic grill and removed all dust/debris on both units. Customer will be billed out for maintenance so she can pay for her house maintenance as well as the condo at the same time. No issues found at this time. We recommend continued maintenance on this unit to keep it operating properly.

Preventative maintenance on (2) separate Lennox AC only systems. Both installed by a private contractor in 2017 based off serial numbers. Drain tested both systems. Both system filters completely blocked. (20x20x1). Cleaned up low voltage wiring. Both installations are “fair”. Attic system does have (1) water sensor. Main house has pump w/safety switch. All ductwork has a lot of dirt/debris build-up. Refrigerant charge on both systems look good. Left estimate to correct the issues with dirt and debris by having whole house duct cleaning performed. ***Prior to leaving the call, 2nd floor system fuse blew without warning. Corrected wiring connections that were loose for wet switch and found a common wire exposed behind the sub base for 2nd floor thermostat.*** Replaced the fuse and retested the system for 2nd floor and it is currently working.

Assisted PA with start up procedures. PA charged each individual outdoor unit on arrival. Dismantled (9) indoor evaporator units, assigned addresses to each unit. Pulled ceiling tiles in each room to allow Rob (Fujitsu start up rep) to gather data and photos of each manifold. Pulled tiles to power each unit as the power switches were in the “Off” position. Corrected a wiring issue on (1) indoor unit that is assigned to the counseling office. Discovered that the new 6 ton outdoor unit had a failed control board from the factory. Re-assembled (9) indoor evaporator units. Put tiles back in place and did a walk through of each classroom to make sure all dust and debris was removed from workstations and computer keyboards. JC is scheduled to return on 04/22/22 to complete start up.
