Preventative maintenance on ac portion only on a dual fuel (oil fired forced air) and heat pump style system. 20x20x2 pleated air filter is in fair condition. I advised homeowner to keep the same style filter. They are aware of placement since it is located in the oil fired furnace. Tested drains, verified correct charge, inspected indoor and outdoor coils. Tested amperage on all components. Replaced a dual capacitor on site that was compromised by a rodent and was likely to fail at any time. System is currently operating properly at this time. Luxaire M#THJF36S41S3A, S#W1E2782997. 20x20x2 pleated filter size.

Performed preventative maintenance on Coleman AC system. Customer Replaced 16x20x1 air filter prior to us coming out. Tested condensate pump and evaporator coil pan for proper drainage. Temperature split is at 20°. Compressor-4.3 RLA Condenser fan motor-0.7 FLA. Both of these readings are within the amperage rating for this unit. Refrigerant pressures: High side- 236 psi Low side- 112 psi subcool- 5.4 . These pressures are correct for the outside temperature today. This unit has the proper refrigerant charge. System is operating properly at this time and is ready for the summer. Coleman condenser- S#W1A7309488 M#TC4B30 Filter size- 16x20x1

Customer called for system freezing up again. Customer has had this happen a couple times since the maintenance. Upon inspection I found that the system is operating at a 10° temperature split with pressures at 100/298. The superheat was 59° and subcooling at 2°. These are readings that coincide with a low charged system. Added 2lbs of 410A and they system started working as it should. Operating pressures at 132/336 with a superheat of 21° and subcooling at 9°. System also now had a temperature split of 20°. This is the first time the system has been low on refrigerant so we will monitor it going forward to make sure all is well. System is operating properly at this time. No charge for service fee due to callback. Refrigerant is a chargeable service today.

Performed preventative maintenance on Arcoaire AC system. Customer replaced 16x25x1 air filter prior to us coming out . Tested evaporator coil pan and condensate line for proper drainage. Temperature split is at 23° with a supply air temperature of 46°. This unit has an accurate refrigerant charge. Duct work is ran poorly and the customer noted that upstairs stays fairly hot compared to the rest of the house . A recommendation has been made to do ductless mini splits on the top floor master bedroom and babies room. Customer will receive a free estimate on the potential work. This unit has the proper amperage rating for the condenser fan motor and the compressor. System is operating properly at this time and is ready for the upcoming season.

Diagnosed and repaired dual fuel Carrier system consisting of a horizontal gas furnace, evaporator coil and outdoor heat pump. Indoor equipment is located in a crawlspace. Removed about 5 gallons of water from overflow pan. Verified the 16x20x1 air filter that homeowner changed yesterday was installed correctly. The old filter was neglected and completely clogged. Started system for normal operation. Found low 410a refrigerant charge. Advised homeowner that easyseal plus about 4 lbs of refrigerant was necessary to get the system operable. Advised homeowner that easyseal is NOT guaranteed to fix the leak, however it may buy a few more seasons for this 14 year old system. Completed all other steps for preventative maintenance. Tested the drain pan and drain line to ensure that there are no leaks or clogs. Replaced the air filter 14x30x1. The blower motor amp draw is within normal range. The temperature split is at a 20. The condenser coils are clean and in good condition. Came out today for a musty smell coming from the ac system and perform preventative maintenance. Upon inspection I called for AC and there is indeed a slight musty smell coming from the system. The evaporator coil’s are clean, drain pan is clean as well as the blower motor and blower wheel. The system was installed in 2018. I removed the air filter and was able to see that the return duct is very dirty. This could be what is causing the smell. Recommend performing duct cleaning. As for the preventative maintenance. Came out today for a ac preventative maintenance/ diagnostics. The air conditioning is not cooling the home. Upon inspection I found that the system would call for ac and the system would startup right away however there was no change in the supply temp. I checked the condenser and noticed that the suction line was not getting cold . I performed a amp draw for the compressor and got a reading of 0. The compressor is seized and will not start. My recommendation is to replace the system. The ac portion of the system is dated 2005, the furnace is dated 2010. I will reach out to Michelle with all the details to get the homeowner an replacement quote. This changes today’s service from a pm to diagnostics. Lennox high efficiency system.

Came out for a gas smell. The homeowner told me upon arrival that he had a family friend do a repair on the system and he has smelled a faint gas smell since then. I sprayed bubble leak detector on all the connections and found 2 micro gas leaks at each union. I turned off the system and turned off the gas. I disconnect both unions and applied pipe dope to both fittings and tightened the connections. I tested the system and it fired up without any issues. I used the bubble leak detector again to ensure there are no more gas leaks. The system is operating properly at this time.

A new hole will need to be drilled through cinder block to run the new vent outside. See estimate and photos for details. This requires a rotary hammer drill with a 4-5” masonry drill bit.
