Performed preventative maintenance for heat pump system. Replaced the standard 20x20x1 air filter. Inspected all the electrical components. Confirmed proper high and low voltages. Inspected all wiring for electric heat and made sure it didn’t gave any damaged or high resistant melting. Heat kit looked good. Tested the amp draw for the blower, compressor and fan motor. All were operating within the manufacturer specs. System had a heat rise of 32° in heat pump mode. System had a heat rise to 51° using electrical heat. Performed a humidifier service in a bypass humidifier. Replaced the #35 panel and cleaned housing. System is operating properly at this time. Model #FB4CNF060 Serial #1911A86989

Came out today to perform a leak inspection on a system that has been low on refrigerant multiple times now. Dye was injected on 5/22. Removed the fan from the condenser and started searching for a leak using a uv light and an electronic leak detector. I received no hit at the condenser. I moved to the evaporator coil’s and removed the access panel. There I found that the system was starting to freeze. I also found traces of uv dye in the drain pan and coming off of one of the elbows of the evaporator coil. This tells me that there is a leak in the evaporator coil’s. The system is from 2012 and is in rough shape. My professional opinion the system should be replaced . I do not recommend running the system, it would just freeze due to lack of refrigerant. The system is for the second floor. Furnace model #CNPVP2417ATAACAA, serial #1312X18671 carrier. Evaporator coil model #cnpvp2417ataacaa, serial #1312x18671. Condenser model #116BNA024000BAAA, serial #0712E18287.

Came out today for a Trane system not cooling. Upon inspection I found that the system was very low on refrigerant. I began to check all the connections for leaks. There was a small pin hole leak. I isolated the refrigerant into the condenser then closed both service valves. I recovered any left over refrigerant that was in the line set. I brazed the pin hole leak and pressure tested. The system held the pressure so I continued pulling a vacuum and recharging the system. I had to add 4lbs of 410-a refrigerant.

Performed preventative maintenance on Lennox AC system. Replaced 16x25x1 air filter. Tested evaporator coil pan and condensate line for proper drainage. Temperature split was 0° and a low refrigerant charge was discovered. Quoted customer for 3 pounds of refrigerant and easy seal and die and performed the work. Charged 3 lbs. of R410-A and applied the easy seal and die to the unit. This system was rated for a subcool of 7. After charging 3 lbs of refrigerant the subcool was at 7 and the system was accurately charged. There is now a supply air temperature of 52° with a temperature split of 18°. Compressor- 5.6 RLA Condenser fan motor- 0.6 FLA. Both of these readings are within the amperage rating for this unit.

Performed preventative maintenance for 2 air conditioning systems side by side in the basement. Inspected all the electrical components. Confirmed proper high and low voltages. Customer recently replaced both air filters (2-16x25x1). Tested the amp draw of the blowers, compressors and fan motors. All were operating within the manufacturer specs. Tested the temperature split between the supply and return. The 1st floor system is operating at a 20° differential and the 2nd floor system is operating at a 10° differential. The second floor system has been having issues. 2 years ago we added refrigerant and it has leaked out. This time we are adding EZ Seal dye/sealant with 2lbs R410A refrigerant. System ended up with a temperature split of 20° on a 55° day with a subcooling of 9.7°. Customer would like to follow up at end of the season to make sure everything is ok or if the system needs a repair. Inspected the gravity drains to 2 separate condensate pumps.

Performed preventative maintenance for a Coleman furnace. I observed the system starting normally. I took a combustion analysis test and got the following readings, o2 is at 17%, co is at 3ppm and the system is operating at 77% efficiency. The amp draw for the inducer motor and blower motor are within normal range. Observed the system shut down normally once it reached the desired temperature. Removed and cleaned carbon off of the flame sensor. Cleaned out the burners and burner box. Checked all electrical components needed for heating. Replaced the air filter 16x25x1. The system is operating properly at this time. Performed preventative maintenance for a carrier furnace. I observed the system starting normally and took a combustion analysis test and got the following readings, o2 is 15%, co is at 9ppm and the system is operating at 82% efficiency.

Performed an inspection for a heat pump system in a commercial setting. Inspected all the electrical components. Tested the amp draw from the compressor, blower and fan motor. All were operating within the manufacturer spec. Tested the temperature split between the supply and return. System was operating with a 20° differential. Drain pipe was clear and condensate pump was working as it should. Vinyl tubing goes to the outside. Tested the heat side of the heat pump and the electric heat. Heating cycle worked as it is supposed to. This system is 14 years old as well. Found no current issue and it has been services regularly under an agreement with another hvac outfit. System is operating properly at this time.

Came out to inspect a heat pump split system for a commercial property. System is currently 14 years old. Inspected all the electrical components. Tested the temperature split between the supply and return. System is operating with a 19° differential. Tested the amp draw from the blower, compressor and fan motor. All were operating within the manufacturer spec. Tested the electric heat as well to make sure it works. Only discrepancy is with the drainage for air conditioning. A condensate pump is being used but it is pumping into a bucket. This bucket will need to be emptied daily to prevent water damage. This is not a long term setup if someone is not there daily to dump it. The other issue is to tie it into a main drain could be a little difficult and invasive. Other than the drain issue the system is operating properly at this time. See photos to get a visual of drain setup.

Came out to specifically address issues with high humidity levels in the home. Went through system thoroughly and inspected all aspects of system. Temporarily covered a return grille cut in the return base of system to prevent system from pulling damp/humid air from the basement and dispersing it throughout the home. Even though we had a 16-17 degree split, after checking the manufacturer specifications for “subcooling” we determined system was undercharged. Added 2lbs of R-410a refrigerant to system to achieve 9 degrees of subcooling with an outdoor temperature of 70 degrees. 20x20x1 air filter is clear and not restricted. ***Homeowner will continue to monitor the system. After a recent renovation, a return duct had to be rotated and homeowner believes this is contributing factor with the high humidity levels in the home.***
