Performed preventative maintenance on Lennox Heat Pump System. Replaced MERV 11 20x25x5 air filter. Inspected unit and verified that system is working properly. Homeowner has an Oil Furnace in the basement, which we do not service. PA will talk to homeowner and explain the details on the oil furnace. Customer will only be charged a PM and for the additional MERV 11 air filter.

Performed preventative maintenance for a carrier furnace. I observed the system starting normally. I took a combustion analysis test and got the following readings, o2 is 15%, co is at 3ppm and the system is operating at 74% efficiency. The amp draws for the blower motor and inducer motor are within normal range. I observed the system shut down normally once it reached the desired temperature. I removed and cleaned carbon off of the flame sensor. Replaced the Merv11 air filter 20x25x5. Cleaned out the burners and burner box. Checked all electrical components needed for heating. Performed humidifier service. Removed the old water panel and cleaned out the housing and drain. Installed the new water panel and tested the system for leaks. Both systems are operating properly at this time.

Performed air duct cleaning and sanitation on second system of house. All vents and ductwork are clear of dust and debris at this time. Unit is functioning properly at this time. Recommend duct cleaning every 2-3 years.

No heat call. Thermostat was blank. Checked power at unit. There wasn't 120 volts at furnace. Discovered service at top of steps was shutoff. Turned switch on, tested and cycled furnace, furnace is operating properly at this time.

Performed preventative maintenance for high efficiency boiler per repair agreement. Inspected the on demand heat exchanger and hot surface igniter. Cleaned out any dirt within the system cabinet and burner assembly. Inspected system for any water leaks around the boiler. Boiler has sustained some rusting from water leaking around circulator gasket due to loose bolt in the past. Since last year the boiler doesn't seem to be leaking anymore. Tested all the taco zone valves for proper operation (10 zones total). All zones look to be operating as they should. Inspected both circulator pumps. Had to adjust boilers water pressure due to it being a little low. Boiler now has proper water pressure at 20psi when hot. Inspected the auto fill to make sure it's still opening when water needs to bed added. Performed a combustion test on the system. Boiler is operating at 95% efficiency with a CO level of 13ppm. System is operating properly at this time.

Surveyed home for problem radiators. There are several that are not heating likely due to flow issues which can include sludge/sediment build up in the piping and/or gate valves stuck in the closed position. Pressure was correct on arrival (20 PSI at limit). There is a bypass loop to add water to the system in the event that the automatic fill is not functional. We found a minor leak coming from a 3rd floor radiator gate valve. Replacing a gate valve on a radiator would be out of Chud’s scope of work. Recommended having a plumbing/heating contractor address this issue. Chud will give a follow up call to price out a system flush by draining the whole system and adding a boiler additive solution that breaks/loosens sludge and refilling/purging. Note that this type of service is not always a sure fix, but a step to take in addressing the issue. N/C, boiler maintenance completed 11/23/21.

Performed heating maintenance on boiler. Cleaned burners and burner compartment. Performed combustion analysis and boiler is venting properly with no carbon monoxide. Tested and cycled boiler, boiler is operating properly at this time. Boiler is making popping noises at boiler block, boiler most likely has sediment build up inside block causing it to make noise. We would need to return with boiler additive, drain boiler, add additive, refill boiler and purge all 7 zones, run boiler for 2 weeks and return to drain out boiler and refill with fresh water and bleed all 7 zones again. Rich will need to give price for job if customer, decides to go with flushing the boiler out. Also noticed ex 60 expansion tank is bad and will need to be replaced. Repair could take approximately 2-3 hours because whole system needs to be drained and 7 zones purged to do repair. Office to schedule return visit after holiday to do repair on expansion tank. Customer wants price for flushing boiler, will need to

Performed diagnostic work on a horizontal right discharge gas furnace. Determined that the unit was "locking out" due to the number of trials for ignition. Inspected the igniter and found that it was cracked. Replaced the igniter with a stock igniter. Reconnected low voltage wiring and ran several cycles for heat from the thermostat. Unit is currently operating properly.

Installed maintenance kit for boiler system. After I installed the kit I tested the system. System is operating properly at this time. I did find the auto-fill not functioning at all. Some air was in the radiators. Evened out the water pressure and removed the air left in radiators. Attached is an estimate for a new auto fill device as well.

Took a combustion analysis test and got the following readings, 02 is 4%, co is at 65ppm and the system is operating at 95% efficiency. Water pressure is at 16. Circulator pump is operating properly. All ball valves are in good condition. Limit is set for 180. Removed and cleaned carbon off of the flame sensor. Cleaned out the burner box. Cleaned out the condensate reservoir. At next service the system will need an ignition kit. System is operating properly at this time.

Performed heating maintenance on 2 furnaces and 1 heat pump. Changed 16x20x1 filter that needed to be changed on 2nd floor furnace. Cleaned flame sensing rod on both furnaces. Performed combustion analysis on both gas furnaces and they are both venting properly with no carbon monoxide. Tested both drains on furnaces since they are both condensing furnaces and they are both draining properly at this time. Amped out heat pack on heat pump and performed a temperature split and heat pack and temp split look great. All 3 systems are operating properly at this time.

Performed preventative maintenance for a proselect forced boiler. Observed the system starting normally. Took a combustion analysis test and got the following readings, o2 is 17.6%, co is at 2ppm and the system is operating at 82.7%. Observed the system shutting down normally. Removed and cleaned carbon off of the flame sensor. Cleaned out the burners and burner box. Limit is set for 180. The water pressure is 15 psi. Circulator pump is operating properly. The zone valves are in good condition. The system is operating properly at this time. Homeowner installed a baseboard heater in the 2nd floor bedroom. The heater is not getting heat . I will try to purge the system. Connected my garden hose to the purge connection. Purged the main house by opening the zone valve manually. Closed the zone valve and filled the system back up. Purged the second zone for good measure. Filled the system back to 15 psi an ran the system.

1. Preventative maintenance on Lennox gas furnace. Combustion analysis, filter replacement, cleaned burners and flame sensor. Tested amperage on all related parts. Tested existing humidifier, due to age and condition it will need to be replaced. It is leaking from multiple places. Will leave quote in estimates. Otherwise gas furnace is ready for the season. 2. Replaced existing thermostat with a Honeywell T1 non programmable thermostat on site due to issues with the old one. Return to diagnose issue with 3rd floor system. This system provides heat and air conditioning for the in-law suite. Found the original thermostat with a display this morning. Something was likely not making a connection as a result of attempting to change batteries yesterday. Determined the new HW T4 thermostat was defective out of the box. Installed original thermostat, inspected wiring in air handler, and made fresh splices on all conductors. Tested and verified proper operation. Collected for service call charge ($125) and an additional ($140) for additional time spent to correct the issue.

Came out today for a thermostat not operating. Upon inspection I found that the thermostat would not turn on even though we replaced the batteries and it has power from the system. I removed the old thermostat and replaced it with a new t4 Honeywell thermostat.

Investigated noise coming from newly installed Reme Halo air purifier. There is a very low humming noise that is simply the UV bulb being energized with electricity. Homeowner is ok with the noise, she just wanted confirmation that it was safe.
