Performed preventative maintenance for a high efficiency Goodman system. The evaporator coil’s are clean and in good condition. Tested the drain pan, drain line and condensate pump with several bottles of water to ensure that there are no leaks or clogs. The homeowner recently replaced the air filter 16x25x1. Checked all electrical components needed for air conditioning to ensure that they are secure and in good condition. I observed the system starting normally. The blower motor amp draw is within normal range. The temperature split is at a 20. The condenser coils are clean and in good condition. The condenser amp draws are .74 for the fan and 5.3 for the compressor. The refrigerant pressures are 116/228. These are normal readings for 410-A refrigerant with an ambient temperature of 73°. The system is operating properly at this time and is ready for the air conditioning season.

Performed preventative maintenance on Lennox AC system. Customer Replaced 16x20x1 air filter prior to us coming out. Tested evaporator coil pan and condensate pump for proper drainage. Temperature split is at 20° with a supply air temperature of 44°. This unit has the proper refrigerant charge. Compressor- 5.1 RLA Condenser fan motor- 0.5 FLA. Both of these readings are within the amperage rating for this unit. System is operating properly at this time and is ready for the season.

Came out today for a noisy furnace. Upon inspection I found that the noise is coming from the blower motor starting. It is a very subtle noise. Due to the age of the system Chud would only recommend replacing the system. As a whole the system is operating properly.

Came out today for a Trane furnace not operating properly. Upon inspection I observed the system call for heat , fire up and the go out after about 10 seconds. I removed and cleaned carbon off of the flame sensor, reinstalled it and tested the system. The system started and ran with no issues. I recommend performing preventative maintenance since it was not done this year. The homeowner agreed and I performed preventative. I observed the system starting normally and took a combustion analysis test. I got the following readings, o2 is at 18%, co is at 11ppm and the system is operating at 77% efficiency. The amp draws for the blower motor and inducer motor are within normal range. I observed the system shut down normally once it reached the desired temperature. Cleaned out the burners and burner box. Checked all electrical components needed for heating. I replaced the air filter 20x25x1. The system is operating properly at this time.

Came out to replace control board under factory warranty. Before repair I did some more diagnostic work to make sure that was the issue. Upon inspection I found the system had a low voltage short from old thermostat wire that runs down through the concrete slab. Due to furnace location I was able to go through the side wall to move the thermostat. Installed new wire approx 8 feet and reinstalled current thermostat. Tested the system when completed. System is operating properly at this time.

Came out today on an Emergency No Heat Call. Performed service on the Lennox Gas Furnace and found that we have a failed control board. I talked to customer on how we will have to return to repair the equipment Monday or Tuesday. I also let the customer know that we will get back to her ASAP on when we will get the part in and confirm return visit. See sold estimate for more information.

Performed preventative maintenance for an 8 year old high efficiency furnace. Customer replaced the air filter (16x25x1). Customer has a media cabinet that can take 16x25x1 filters changed every 30-90 days or install a Merv 11-16 16x25x4or5 which should be changed every 6-12 months. Inspected all the electrical components. Tested the amp draw from the blower and inducer. Both are operating within manufacturer specs. Cleaned the burners, flame sensor and burner compartment. Confirmed proper high and low voltages. Performed a combustion analysis on the furnace. System is operating at 95.1% efficiency with a CO level of 19ppm. System is operating properly at this time. Customer has duct cleaning scheduled.

Came out today for a no heat call. Upon inspection I found that the 3 amp fuse blew. I replaced the fuse and checked the electrical components to ensure there isn't a short that is causing the fuse to blow. I could not find any reason as to why the fuse blew. After reading Paul A's last report there may be raccoons living under the home. That being said there is a possibility that they may have chewed some wiring under the house. Homeowner will have to call animal control to clear the space under the house of any animals before Chud comes back to check the wiring under the house.

No heat call. 3 amp resettable fuse open. All return ductwork underneath home. Last season, raccoons ate the Merv11 filter and a 16x25x1 was installed in the filter cabinet. Today I performed a routine maintenance, installed a 16x25x1 filter and used a replacement 3 amp fuse in place of the switch near furnace door switch. Raccoons have also ripped up a lot of the factory insulation in blower compartment. Homeowner is aware and also believes raccoons could be living in return ductwork underneath the home. Quote for power air duct cleaning and sanitizing will be provided. Heating only system is currently working and ready for the season.

Performed preventative maintenance for high efficiency furnace. Replaced the standard air filter. Humidifier service was performed at the end of March 2021 so panel is in like new condition and it's clean. Inspected all the electrical components. Cleaned the burners, flame sensor and burner compartment. Made sure all rubber tubing was clear going to collector box. System had a temp rise of 51°. Confirmed proper high and low voltages. Tested the amp draw for the blower and inducer. Both were operating within the manufacturer specs. Performed a combustion analysis on the furnace. System is operating at 92.8% efficiency with a CO level of 12ppm. Recommend replacing the UV bulb for the SABRE antibacterial light. UV device takes a UV SABRE 16" L80-305. System is operating properly at this time.

Verified proper water pressure, inspected all controls, verified no water or gas leaks, combustion analysis, cleaned/inspected burners and burner compartment. Limit setpoint at 180 degrees. System is operating properly and ready for the season. Left optional quote to upgrade mercury style thermostat to a newer model digital for more accurate temperature reading and more efficient operation.
